Data coverage note. This mailbox begins 7/27/26 (Jack's start date). "Going cold" thresholds are measured against roughly two weeks of primary data — treat the 14/30/60-day flags as directional, not definitive, until the mailbox has more history. Anything dated before 7/27 is secondhand, reconstructed from references inside current emails, and is labeled accordingly.

What Needs to Happen Today

Reopen
70% · High Priority

Little Lagos / Hatch & Forge (Tolani)

Progression Place

Strongest deal in the entire pipeline — but the Asana card is marked complete and has fallen off the board.

This card was explicitly reopened 8/4 with a note warning against exactly this mistake ("closing this one would have removed it from the overdue view on 8/7 — exactly when it needs to resurface") — and it's marked complete again. The 8/7 permitting check-in never happened.

Reopen the task, then message Tolani to see what his permitting contact said. Two spaces (Progression Place and 1819 Georgia Ave NW) are still in front of him with no captured SF requirement — pin down which one he actually wants, and put rent and term in front of him for the first time.

Confirm the Ken Johnson (Willard Retail) tour actually happened

Progression Place

Tour was scheduled for Friday 8/8. Follow-up due 8/8, now 2 days overdue. No debrief email found in the mailbox.

This is either a completed tour with no logged feedback, or a tour that never happened — the mailbox doesn't say which. Call or email Ken Johnson today to find out, then capture tenant reaction, concept, and required SF (none of which the tenant rep has disclosed yet).

Close the loop with Saman Saba on the flooding concern

Bryant Street · Suite 1B-E (6,875 SF)
"I will pass on this update to the client… as this was originally a cause for concern."

Jack confirmed the flooding issue was resolved in an 8/5 email, but Saman's language shows the client is still weighing it. Follow up to make sure the explanation actually landed and ask directly whether it clears the objection.

Note: this card is marked complete in Asana (due 8/6) despite the conversation being unresolved — reopen it.

Overdue since 8/7

Get Erica Nguyen (UC Commercial) on a call, not another email

The Kelvin

Six days of dialogue with no concept or SF captured. Jack's 8/7 follow-up asking about tour interest and parking has gone unanswered.

"we are at lease in that space, but not quite sure if the deal is…"

Andrew flagged an unresolved competing lease on the same alley space — confirm that status before advancing this prospect any further. One qualifying call should settle concept, SF, and the lease conflict at once.

Move Open Crumb to Lost

Bryant Street
"the owners at this time are not interested at this time in exploring new opportunities."

Update the Asana stage to Lost / Dead Lead so it stops reading as active.

Follow-ups Due Today (8/10)

Due 8/10 · Flag marked complete, not a real resolution

Chase Bank — via Taylor Hayes, CBRE

The Kelvin

Status is still "awaiting interest read." Andrew instructed Jack not to name a specific space yet ("waiting on some things to get ironed out behind the scenes").

Check with Andrew on what's blocking the space assignment and whether there's a date, then follow up with Taylor Hayes on whether Chase liked "the dot on the map."

taylor.hayes@cbre.com
No other cards carry a due date of exactly 8/10 — most Bryant Street outreach cadences land 8/11.

Tours

Uncertain — completed but not debriefed

Willard Retail (Ken Johnson's client)

Progression Place · Scheduled Friday 8/8, corrected 8/6 from an earlier inaccurate "toured 8/3" note

No email in the mailbox confirms the tour took place or captures feedback. Do not assume it happened — verify with Ken Johnson today. If it did happen, this is exactly the red-flag pattern the system exists to catch: a completed tour with no logged tenant reaction.

Debriefed and progressing

NuVegan Cafe (Vernon Woodland)

Bryant Street · Toured 8/4, debrief captured 8/5–8/7

Fastest conversion in the pipeline (cold to toured in 4 days). Post-tour dialogue is healthy: Vernon confirmed continued interest 8/6, and Jack is now working stall/financial details with the landlord as of 8/7.

Asana still shows this at 50–70% probability — real status looks further along; recommend updating the stage.

Little Lagos / Hatch & Forge — site meeting held 8/3

Progression Place (also shown 1819 Georgia Ave NW) · Tolani replied 8/4 confirming receipt

Materials delivered on time. Not a scheduled-tour item today, but the permitting follow-up promised for 8/7 is now overdue — see 03.

MacKenzie Retail intro call

Wolf Street, Baltimore · Not a property tour — a scheduled broker call, 24-hour reminder territory as of tomorrow morning

Agenda to prepare: Harbor Point, who's active for the Wolf Street / Johns Hopkins trade area, and a reciprocal DMV-tenant exchange.

Upcoming · Tue 8/11, 11:00 AM

Via Roma (Biagio Cepollaro) call

Bryant Street · Scheduled via Andrew's thread 8/8, not yet reflected in Asana

Google Meet call confirmed for two attendees (Biagio and Simone). Worth adding to the Bryant Street board.

Proposals & LOIs Outstanding

None formally outstanding as of this morning.

NuVegan Cafe

Bryant Street

Financial terms are being finalized with the landlord as of 8/7 — likely to produce a proposal soon.

Vernon / Progression Place (vegan concept)

Progression Place

Jack agreed 8/7 to send property info and a proposal "early next week"; not yet sent as of this morning.

Neither is late yet, but both are close enough to watch daily.
06

Active Negotiations

None currently in Active Negotiation on any of the five boards.
07

Going Cold

Mailbox history (13 days, since 7/27) is too short for 14/30/60-day aging to be meaningful yet.

No prospect's primary-source last touch is old enough within this mailbox to hit even the 14-day yellow flag. Several cards reference "no contact since June," but those dates are secondhand — cited inside Jack's own outreach, not independently confirmed — so they're noted rather than scored: Beau Thai, Open Crumb (now Lost anyway), and Roaming Rooster. Re-run this section once the mailbox has a full 30 days of history.

08

Missing Requirements

Six prospects at Engaged Conversation or later still have no recorded square footage requirement or concept type. This is a known standing gap — it will keep surfacing until it clears.

Vernon (NuVegan Cafe) engagement continues to build

Bryant Street

8/6: Vernon responded positively to Jack's update. 8/7: Jack confirmed the two are working landlord details together. Also sent Vernon a Progression Place flyer 8/7 — a second, different space in front of the same contact; worth a quick internal note so the two pitches stay coordinated rather than compete with each other.

Large volume of new outbound (not replies)

Bryant Street

Andrew sent roughly 25+ fresh cold-outreach emails over the weekend (8/8) to F&B and coffee prospects for Bryant Street's vented end cap and food-hall stalls — Pupatella, La Casina, Qui Qui, Stracci Pizza, A Modo Mio, Ema Rossi, Slice Joint, Bump 'n Grind, Black Lion Café, Vigilante Coffee, Takoma Bev Co, Kefa Café, District Rico, Ruby's, Mecho's, Frankly…Pizza!, Don Pollo, and others. None of these are Asana cards yet and none have replied.

Worth batching into the board once a few responses come in rather than creating 25 cards today.

No reply captured from: Ken Johnson (Willard Retail), John Williams (Cushman & Wakefield), or Tolani beyond the 8/4 thread already on the card.
