Bryant Street NE has Suite 1B-E — 6,875 SF white box at The Chase, with Rhode Island Ave frontage. Nobody put it in front of her. It is a white box rather than second-gen, so this is the high-TIA version of her requirement, and the flooding history Saman Saba raised on that same suite should be disclosed up front.

Ask: send Veronica the Bryant Street 1B-E package today with TIA framed as the lever, and disclose the flooding question before she takes it to her client. Note Saman Saba is already circling this suite — decide whether that is a bidding advantage or a conflict before you send.

Jack wrote Ken on 8/10 that the exclusives language "will prohibit Crimson Coward," and set out the thresholds a substitute concept must clear — wings not a main menu item and under 15% of annual sales, chicken under 50% of annual sales, no "wing" in the name, not wing-centric. Ken replied six minutes later: "Thanks Jack, that's disappointing. I will discuss with them and let you know." Jack's 8/12 reply was "Great. Looking forward to hearing back."

The unblocking item is a sales-mix breakdown from Ken's client's existing locations so the landlord can clear a soul-food pivot with Wingstop. Waiting passively costs days on the board's best prospect.

Ask: chase Ken for the sales breakdown by name and date rather than waiting on "let you know." Also get the utilities-cost estimate from Four Points moving in parallel — that second blocker has not been touched.
